Occasional lease is a type of lease intended for private landlords, designed to make it easier to react to problems with a tenant. The agreement is concluded for a fixed term (up to 10 years) and operates on the following condition:

• The tenant’s statement in the form of a notarial deed on voluntary submission to enforcement (Article 777 of the Code of Civil Procedure).
• Indication of a replacement dwelling to which the tenant will move in the event of enforcement.
• The consent of the owner of that dwelling — at the landlord’s request, with a notarised signature.

The agreement itself remains a standard written contract — you go to the notary only with the tenant’s statement. To benefit from the simplified eviction procedure, the landlord registers the agreement with the tax office within 14 days from the start of the lease. Thanks to this, the owner can enforce vacating the flat more quickly after the lease relationship ends.
