The most important cost when signing an occasional tenancy agreement: the notarial deed at a notary
This is a mandatory element of occasional tenancy. As a tenant, you must sign at a notary a declaration of voluntary submission to enforcement — meaning you agree to a fast move-out if you stop paying rent.
Notarial fee (2026):
- Maximum 480.60 PLN (1/10 of the minimum wage)
- Plus 23% VAT = about 591 PLN gross
Extracts (copies of the deed):
- 6 PLN per each started page + VAT
- Sometimes you need 2 copies (for you and the landlord)
- With 5 pages: 2×5×6 PLN = 60 PLN net, i.e. about 74 PLN gross
Total basic cost: about 665 PLN
In practice, with all variants of extracts, it will be 630–750 PLN. (tip!!!! this cost can be split 50/50 with the apartment owner)
Mandatory cost for an occasional tenancy agreement
Certification of the substitute premises owner’s signature
You must indicate substitute premises in Poland where you could relocate. The landlord often requires the substitute premises owner’s signature to be notarized (certified).
For such a document you need to have your own apartment OR a friend’s apartment where the owner agrees that you can live there. But if you don’t have something like that, there is a simpler solution!
